Reserving Your Stay

Securing Your Mountain Getaway

Understanding our payment schedules, cancellation fees, and refund policies helps ensure a smooth booking process from start to finish.

Payment Schedule

A 25% deposit is required for reservations booked more than 30 days prior to your check-in date to secure your calendar dates. The remaining 100% balance is due 30 days prior to arrival. If you book within 30 days of your arrival, full payment is required at the time of booking.

Declined Cards

If your credit card is declined during any portion of the payment process, we will contact you once. You must provide a new card by the end of the business day, or surrender the reservation. Processing more than two different cards incurs a $25 fee, and each additional payment processed after three incurs a $15 fee.

Rescheduling

If your plans change within 30 days of arrival, you may request to move your dates up to 6 months out (excluding major holidays: New Year's, Memorial Day, 4th of July, Labor Day, Thanksgiving, and Christmas).

We want your transition in and out of your rental to be as seamless as possible. Here is what you need to know about timings and procedures.

Check-In & Check-Out

  • Check-In: 3:00 PM or later. Check-in information will not be provided until your signed rental agreement is returned.

  • Check-Out: 11:00 AM strictly.

  • Late Check-Outs: Must be arranged at least 24 hours in advance, subject to availability. Checking out more than 15 minutes late will result in a $25/hour fee (one-hour minimum). If you have not vacated by 1:00 PM, you will be charged for an additional night, as housekeeping will not have time to prepare the unit for the next guest.

  • Lost & Found: Please double-check your unit for personal belongings. If items are left behind and you request them to be shipped, a $25 service fee plus all shipping expenses will apply.

  • Occupancy Limits: Maximum capacity is strictly mandated by Village Ordinance and the Fire Marshall. Every person over the age of 2 must occupy a designated sleeping space (bed or sleeper sofa). Air mattresses, sleeping on floors, or sleeping on non-bed furniture is prohibited. Misrepresenting your guest count will result in immediate eviction without a refund.

  • Noise Restrictions & Curfew: Guests must keep noise levels respectful at all times, both inside and in common areas. The Village of Ruidoso enforces a strict 10:30 PM curfew. Noise travels easily in the mountains. If we receive a complaint and cannot reach you, the authorities will be called, resulting in immediate eviction without a refund.

  • Smoking Policy: All properties are 100% non-smoking indoors. Any evidence of indoor smoking or discarded smoking materials outside will result in a $300 fine. If there is no local burn ban, you may smoke outside, at least 20 feet from doors/windows, using your own ashtray.

  • Children: Children under 14 must have a parent/guardian in their line of sight at all times, including in common areas. Children under 14 are strictly prohibited from using hot tubs.

We love welcoming your pets to the mountains! We offer select pet-friendly units for your convenience. To ensure our properties remain pristine for all guests, please adhere to our strict pet guidelines below.

  • Pets are only allowed in designated pet-friendly units and must be pre-approved. There is a $50 fee per pet, plus a fully refundable $250 pet deposit.

  • Unapproved pets will result in immediate eviction without a refund.

  • Pets must be leashed outdoors and crated if left alone indoors (maximum 3 hours).

  • If a pet is left unattended in a vehicle, police will be called.

  • Additional fees apply for uncleaned pet waste, excessive hair on furniture/floors, or any property damage.

Safety, Environment & Housekeeping

Keeping Our Forests Beautiful

Mountain living comes with unique environmental responsibilities. Please review our guidelines on fire safety, wildlife awareness, and property upkeep.

Burn Bans & Fires

If a local/state burn ban is in effect, there is NO use of outdoor grills or fireplaces. Non-compliance will result in immediate eviction and heavy fines from the Ruidoso Police Department.

Grills & Fire Pits

The use of personal charcoal grills or fire pits is strictly prohibited and will result in immediate eviction without a refund.

Fireplaces

Use only seasoned firewood cut to fit. Always keep the screen in place. Never put anything inside gas log fireplaces. Do not clean out the ashes yourself; call management if it needs cleaning.

Trash & Wildlife

Do not leave trash outside or scattered around the property, as it attracts dangerous wildlife. Place all trash in the designated dumpsters upon departure.

Linens & Towels

Bath and kitchen towels are for personal use only. Do not use them to clean boots, vehicles, or pets. (Cleaning cloths are provided under the sink). You will be charged for heavily stained or ruined linens.

Furniture

Please leave all furniture where you found it. Fees apply if housekeeping has to rearrange moved furniture.

By booking with us, you agree to treat our privately owned properties with care. Here is our policy regarding damages, fees, and liability.

As the renting guest, you are responsible for the condition of this privately owned property during your stay. By booking, you authorize Lodging in Ruidoso to charge the credit card on file for any damages, excessive messes, theft, or rule violations (including smoking or pet fees). Intentional damage or inability to process the card for damages will result in local authorities being contacted.
